A site office and a control room look identical from the road, and they are not bought for the same reason. A site office is bought for desks. A control room is bought for what the desks are wired to, so the shell has to be settled before the panels arrive: where cable enters, where the earth bar sits, how much heat the room carries, and how an operator leaves without walking the length of a console run. That is why this page publishes an opening ledger, an operator count and a console-island count for every size, not a bare floor area.

The smallest approved control room puts 100 sq ft on a square plan at 8.5 ft height for ₹2,01,250 ex-GST. Its ₹2,012.50 per sq ft rate is the highest in the ladder because a full chassis, one door, three windows and the electrical package all sit inside the smallest shell. The approved layout carries one console island with two operator positions and a single cupboard. Wall A holds the door alone, so Wall B stays solid behind the operators for a display or mimic zone.

If the entrance sits under a shed or a covered walkway, choose opens in, so rain does not blow through the doorway. On an open site choose opens out, because the door seals tighter against wind. Hinge left and hinge right set which side the handle falls on.

A 2.5 track slides more smoothly and costs more than a 2 track. The difference scales with the size of the window.

What a portable control room actually is

In Indian search results the phrase control room usually means a police or civic emergency helpline. This page is about the other meaning: a manufactured product. A portable control room is a steel cabin built in a factory, finished, then trailered to site and set down, so that operators and their screens sit within sight of the equipment they are watching. Nothing about it is temporary in the sense of flimsy. It is temporary in the sense that it can be lifted off the plinth and moved when the work moves.

The buyer is rarely the person who will sit in it. In most enquiries that reach SAMAN, the specifier is an electrical or project engineer who already knows the panel schedule and is trying to find a room to put in front of it, before the civil control building exists or instead of building one at all. That is why this page leads with an opening ledger and an operator count rather than with photographs. Those are the two numbers that decide whether the room works.

SAMAN manufactures this cabin at Bengaluru for the South zone and at Greater Noida for the North zone, on the same steel platform used for the rest of the portable cabin family. What is specific to the control room is not the frame or the sheet: it is the approved layout, the door count, the wall kept clear for a display or mimic zone, and the fact that the cabin is priced as an enclosure with the control equipment explicitly outside the price.

How many operators fit in each approved size

The six approved sizes carry 2, 3, 4, 4, 6 and 8 operator positions. That ladder is not a simple function of floor area, and the jump from 20×10 to 20×12 shows why: both carry four operator positions on a single console island. The extra two feet of width buys clear aisle behind the chairs, not another seat. If you need a fifth operator you go to 30×10 and pick up a second console island, three cupboards and a second door, not to 20×12.

The two larger sizes change the room rather than stretching it. At 30×10 and 40×10 the approved plan puts operators across two console islands, and Wall A carries two doors instead of one. A console run across the middle of a 30 or 40 foot room would otherwise leave an operator at the far end walking the full length of the room to reach the only exit. Two doors, one near each end, is the layout decision that follows from the console decision.

What is inside the price, and what is not

Every price on this page is for the cabin enclosure and its scheduled interfaces. That means the chassis, walls, roof, floor, insulation, interior lining, the doors and windows in the approved opening ledger, the lighting and small-power electrical package, and the lifting arrangement. It is a complete room, delivered finished.

It does not include the equipment that makes it a control room in the operational sense. MCC, PCC, PLC and SCADA panels, UPS, batteries, bus duct, field and control cabling, HVAC equipment, fire suppression and any certification are excluded unless separately quoted. The consoles, chairs, cupboards and the display or mimic wall shown in the images are presentation items on the same basis.

This is stated plainly because control room enquiries are where under-quoting does the most damage. A quotation that folds an unspecified allowance for panels or air conditioning into a per square foot rate cannot be compared with one that does not. Ask every vendor to show the enclosure price and the equipment scope on separate lines, as they are here.

Cable entry, earthing and the raised-floor option

A control room is entered by cables as much as by people, and the cabin has to be told where. The workbook for this product records a gland plate position, an earthing stud strip, a battery plinth reserve, a trench cover datum and a raised-floor option as controlled items, which means they are decided on the drawing before fabrication rather than cut on site afterwards.

Practically, that means SAMAN needs three things from you at enquiry stage: the direction cable arrives from, whether it arrives from a trench below or a tray above, and the earthing arrangement the panels will be bonded to. Get those three onto the drawing and the openings, the floor build-up and the plinth reserve resolve themselves. Leave them out and the cabin arrives correct but wrong.

Cutting a gland plate into a finished floor on a live site is possible and it is never as good as having it in the drawing. The same is true of the raised-floor option. It is a build decision, not a retrofit.

Heat load: why a control room is not an office

The single largest technical difference between this cabin and a site office of the same size is heat. An office of 200 square feet carries four people and a few laptops. A control room of 200 square feet carries four people, their screens, and whatever panel and UPS load sits in or beside the room. The envelope is the same; the load is not.

SAMAN's workbook treats the heat-load worksheet as a controlled item for this product for that reason. The published cabin specification includes 50 mm glass wool in the roof at a nominal 42 kg per cubic metre and 25 mm glass wool or 12 mm Heatlon in the walls, with natural cross ventilation and an AC provision point. It does not include air conditioning equipment, and it does not include a cooling calculation for your equipment.

That calculation is yours or your consultant's, and it belongs in the enquiry. Send the connected load that will sit inside the room and the ambient design temperature for the site, and the AC provision, ventilation path and any insulation upgrade can be settled against a number instead of a guess.

Reading the opening ledger before you order

Every size on this page publishes a full opening ledger, wall by wall. It reads, for example, Wall A: W1, D1, W2; Wall B: W3, W4; End C: W5 centred; End D: W6 centred. Wall A is the external door wall. Wall B is the opposite long wall. End C and End D are the short end walls. The ledger is the same information the fabricator works to, published rather than kept internal.

Three rules hold across every approved size, and they are worth checking against any competing drawing. Each end wall carries exactly one centred window and no external door, so the ends stay available for a panel line or a mimic wall. The lifting arrangement is exactly four compact one-hole eye plates, one at each real top wall corner, never on the ridge. And the roof rise or fall is 5 to 6 inches only, so drainage works without the cabin reading as a shed.

If your site needs an opening the ledger does not have, that is a drawing change and it is quotable. What it is not is a site alteration. Cutting an unscheduled opening into a finished cabin compromises the frame and the weather seal at the same time.

Portable control room price in India: the published ladder

The published ex-GST ladder runs from ₹2,01,250 for the 10×10 ft room to ₹6,65,000 for the 40×10 ft room. The per square foot rate falls as the room grows, from ₹2,012.50 at 100 square feet to ₹1,662.50 at 400 square feet, because a chassis, a door set and an electrical package cost broadly the same whatever length they are wrapped around. The 20×10 ft size at ₹1,750 per square foot is the base rate; every other size in the ladder is derived from it by a published band adjustment.

Prices are shown ex-GST with the 18 per cent inclusive figure alongside, under HSN 9406 for prefabricated buildings. Freight is separate and follows the trailer ladder in the Shipping tab: cabins up to 20 feet travel on a 20 foot open trailer, the 30 and 40 foot rooms on a 40 foot trailer. Delivery is free within Bangalore city and across Ghaziabad, Gurugram, Faridabad, Noida and Greater Noida.

What the ladder deliberately does not do is quote a range. A published number that a buyer can put beside a competitor's number is more useful than a band, and it is the only way to make the excluded scope visible.

Delivery, lifting and placement on a live site

The cabin arrives as one factory-finished module on an open trailer and is craned or manually placed onto the prepared base. Standard lead time is 7 to 21 working days from confirmed order plus transit. The four corner eye plates are the designed lifting points and the only approved ones; slinging from the ridge or from the frame is outside the lifting arrangement.

Placement inside an operating substation yard or a process plant is usually the harder half of the job, not the transport. Crane standing position, boom radius over live equipment, permit windows and the shutdown that may be needed to lift across an energised bay are site matters, and they are settled with your quotation rather than assumed. Share the access route, the gate width and the intended position early.

The 12 ft wide 20×12 room and the 40 ft long room are the two to check the approach road for first. Over-dimension transport conditions vary by state and are confirmed at booking.

How to compare portable control room quotations

Control room quotations are hard to compare because vendors draw the boundary in different places. Five checks separate them quickly:

  • Ask for the enclosure price and the panel, UPS, cable and HVAC scope on separate lines
  • Ask which size the per square foot rate is set on, and how the other sizes are derived
  • Ask for the opening ledger wall by wall, not a floor area and a photograph
  • Ask where the lifting points are, and refuse ridge lifting or ISO corner castings on a steel cabin
  • Ask whether the heat-load and earthing arrangement are on the drawing or left to site

Freight tables and delivery terms

Every SAMAN cabin is delivered factory-direct from our Bengaluru (South) or Greater Noida (North) unit on an open trailer, with delivery and installation across South and North India in 7–21 working days. Cabins up to 20 ft travel on a 20 ft open trailer; 30 ft and 40 ft cabins travel on a 40 ft open trailer. Unloading by crane or manual placement is arranged based on your site access and confirmed at quotation.

Free delivery: within Bangalore city (South zone) · Delhi NCR: Ghaziabad, Gurugram, Faridabad, Noida and Greater Noida (North zone).
