Detailed information about Prefabricated Portable Office Cabin
A prefabricated portable office cabin is an office workspace that gets fully built, fitted, and quality-checked inside a factory โ then delivered to your site as one complete unit. At SAMAN, every cabin is assembled at our Bangalore or Greater Noida facility, runs through a ten-point pre-dispatch inspection, and reaches site ready to use. Starting price is Rs 3,80,000 for a 10ร10 ft complete fitted unit. Delivery takes 7 to 21 working days depending on size and the level of customisation you need.
What "prefabricated portable office cabin" actually means

Frame fabrication stage โ MS structural frame on the fabrication jig, MIG welded and inspected before moving to panel assembly.
Built in our factory, not on your site
The frame, walls, roof, doors, windows, electricals, and finishes are all built inside our production facility โ not at your site. We run two units: one in Bangalore for South and West India orders, one in Greater Noida for North and East India orders. Factory production means the structure is built under shed cover, against drawings, by the same trained team on every cabin. The weather doesn't decide the build quality. The site labour pool doesn't decide it either.
Delivered as one complete fitted unit (not a kit)
When the cabin leaves the factory, it is one fitted unit on the truck โ not a stack of panels and a bag of bolts. The wiring is run, the switchboards are mounted, the fans and lights are fitted, the doors are hung, the windows are sealed, the false ceiling is in place, and the paint is dry. Your site team places the unit on a prepared base and connects power. The cabin is operational within hours, not days.
How this is different from a site-assembled office cabin

Pre-dispatch QC inspection โ every cabin clears a ten-point check before it leaves the factory.
Site-assembled units arrive as components and get built up at your location. That works, but it adds three things you have to absorb: more days on site before the cabin is usable, a skilled assembly crew you have to host and supervise, and quality variance because field conditions are never the same as a factory floor. A factory-finished complete unit removes all three. The cabin lands finished, the only on-site work is placement, and what you inspect at delivery is what was QC-signed at the factory. This is one reason buyers comparing options across our portable office cabin range pick the factory-finished route when site timing matters.
Inside our factory โ the production sequence
Every prefabricated portable office cabin we build runs through the same five-stage production sequence. Each stage has its own checkpoints, and a cabin moves to the next stage only after the current one signs off.
Frame fabrication and weld inspection
The structural frame is cut to the size on your drawing, laid out on a fabrication jig, and MIG-welded by our welding team. Each frame joint is visually checked for weld continuity, then key joints are tested for alignment and tolerance. The frame moves to the next stage only after the welding supervisor signs off the inspection sheet.
Wall and roof panel assembly
Insulated sandwich panels are fixed to the frame โ PUF, EPS, or glasswool, depending on what's on the order. Wall panels go up first, then the roof panels are positioned with the required slope and gutter line. Fastener count is verified against the drawing before the cladding is closed. The interior shell is now ready for electricals.
Electrical layout and fitting installation

Inside a complete fitted unit โ false ceiling, tube lights, ceiling fan, modular switchboards, MCB box, AC mounting point, and vinyl flooring all installed at the factory.
Concealed conduit is laid inside the wall cavities before the inner cladding closes. The MCB and distribution box are mounted on the marked wall. Modular switchboards, sockets, fans, lights, and the AC mounting bracket are installed to the electrical drawing. Every circuit is then continuity-tested with a multimeter, and the MCB trip is verified manually. Any wiring that fails the test gets re-pulled before the next stage starts.
Door, window, and interior finishing
The main door is fitted with hinge alignment checked at the frame; the lock is tested on the open-and-close cycle. Aluminium or MS-framed windows are installed with weather seals pressed into place. The interior wall lining goes up, the false ceiling grid is laid, and vinyl flooring is rolled over the base โ all before the painting stage starts.
Final paint and surface treatment
The exterior gets a primer coat followed by two coats of finish paint. Exposed steel surfaces are treated with anti-rust before painting. The interior receives a finish coat. Each cabin then rests for the paint to fully dry โ usually 24 to 36 hours โ before it moves to the QC inspection bay.
Pre-dispatch quality check โ what we inspect before your cabin leaves the factory

A 10ร20 ft prefabricated portable office cabin strapped and ready to leave the factory dispatch yard.
Once a cabin is on a truck and on the road, fixing anything wrong costs about ten times what it would have cost on the factory floor. That's why every cabin we ship runs through the same ten-point pre-dispatch quality check before the truck leaves. The checklist is signed off by the production supervisor and the QC inspector โ two signatures, one cabin.
- Frame and weld inspection โ every weld visually checked; key joints tested for tolerance and alignment.
- Panel fixing audit โ wall and roof panel fastener count matched against the drawing.
- Electrical continuity test โ every circuit tested end-to-end; MCB trip behaviour verified manually.
- Switch, socket, and fitting count โ physical count matched line-by-line to the fitting schedule.
- Lighting and fan operation test โ every fixture switched on under load before sign-off.
- Door and window operation โ full open-close cycle, lock function, and weather seal contact verified.
- Roof and joint water leak test โ water poured on the roof and joints, interior checked dry.
- Floor and ceiling finish inspection โ no lift, no gap, no visible damage anywhere.
- Paint and surface check โ full coverage, drying complete, no touch-up left open.
- Final dispatch sign-off โ both signatures on the checklist; cabin loaded under supervision.
If a cabin fails any of these, it does not leave the factory until it is fixed and re-checked.
What's pre-installed in a complete unit
A complete unit covers everything you see inside and outside the cabin when it arrives. Civil foundation work at your site, transit insurance, and a full AC unit are not in scope โ every item below is.
| Item | What's included at base price |
|---|---|
| Frame | MS structural frame, primer + paint coated |
| Walls and roof | Insulated panels (PUF / EPS / glasswool โ choose at order), exterior paint coat |
| Doors | Main door with lock, hinges fitted, weather sealed |
| Windows | Aluminium sliding or MS-framed, weather seal fitted |
| Flooring | Vinyl flooring laid over base |
| False ceiling | Gypsum or PVC grid ceiling installed |
| Electrical wiring | Concealed conduit, full circuit |
| Switches and sockets | Modular switchboards as per drawing |
| MCB and DB box | Mounted, wired, and tested |
| Lights and fans | Tube lights and ceiling fans fitted |
| AC mounting point | Bracket and power point positioned (AC unit itself not included at base) |
| Paint | 2 exterior coats + interior finish coat |
Premium fittings, a full AC unit, extra partitions, or a custom paint scheme are quoted as add-ons. We don't pretend they are included at the base price.
Sizes and pricing for a complete fitted unit
SAMAN's standard sizes are 10ร10, 10ร20, 10ร30, and 10ร40 feet. The 10-foot width is built around standard road transport โ anything wider needs special permits and adds delivery time. Custom sizes outside the standard four are available; share your final dimensions and we'll work back from build feasibility and dispatch.
| Size (ft) | Base unit price (โน) | What this covers |
|---|---|---|
| 10 ร 10 | 3,80,000 onwards | Single-room complete unit, base fittings, base panel |
| 10 ร 20 | 6,20,000 onwards | Larger floor, additional sockets, optional partition |
| 10 ร 30 | 9,10,000 onwards | Multi-zone office, more electricals, partition wall |
| 10 ร 40 | 11,80,000 onwards | Multi-zone office, separate manager cabin, washroom-ready |
If you need multiple cabins for a single project โ five, ten, or more at once โ that runs through a different quote process for prefabricated office cabins for bulk orders, where pricing scales differently per unit.
What raises the price. PUF insulation in place of EPS adds roughly 8 to 12 percent to the unit. A full AC unit adds the model price on top of the base. Premium branded fittings sit at a higher tier than the standard set. Internal partitions, glass facades, custom paint schemes, and washroom add-ons each carry their own line item. Rural or low-access sites add transit cost, not unit cost.
For a written quote with exact specifications and the final price for your size and finish, share your prefabricated portable office cabin requirement โ turnaround on a written quote is one working day.
Where a factory-finished complete unit fits best

Site placement โ a complete fitted unit lifted by crane onto the prepared base, operational within four to six hours of unloading.
A factory-finished complete unit makes the most sense when site assembly carries risk โ risk of time slipping, risk of skilled labour not being available, or risk of finish quality that doesn't match what you'd accept from a fitted product. Four buyer situations come up most often.
Limited site access. Urban infill plots, plant interiors, narrow approach gates, and rooftop installations leave no room for a multi-day assembly crew. A complete unit gets lifted in by crane, set down on the prepared base, and the access road is clear again the same evening.
Sites with no skilled assembly labour available. Remote project locations, factory shutdowns, and plants where in-house teams handle placement but not cabin construction all need the assembly already done. Some buyers in this situation also need the cabin to move between sites later โ when that's the case, a prefab mobile office is the better fit.
Client-facing offices that need professional finish on day one. Sales offices, audit rooms, customer welcome cabins, and tender offices cannot risk being "still under assembly" when the first visitor arrives. The cabin needs to look the way it will look on day 60 โ and a factory-finished unit walks in already at that finish.
Time-bound deployments with no rework window. Tender-driven projects, event venues, election-period setups, and seasonal expansions can't absorb a re-do. The cabin you sign off in the factory is the cabin that opens for business that evening.
Delivery, installation, and warranty
7โ21 working day window โ what affects timing
A 7-day delivery means we have a prefabricated portable office cabin in your specified size already built and held in factory stock. The 14 to 21-day end of the window is for build-to-order units with custom fittings, a non-standard panel type, or a specific paint scheme. The Bangalore facility ships fastest to South and West India; Greater Noida ships fastest to North and East. Monsoon weeks and major festival weeks add two to three days for transit โ not for the build itself.
Site placement and unloading
You arrange the crane and the prepared base โ concrete plinth or compacted level surface, depending on what the site allows. Our team supervises the placement and signs off the orientation, doors, and access. One site visit is included in the base price for projects in Bangalore and the NCR region. Once placed, the cabin needs only a power source connection and is operational within four to six hours. The placement process is similar across our portable office range, so if you're comparing complete-unit delivery against other options, the site readiness check is the same.
Manufacturer warranty terms
Structural defects โ frame, panel, joinery โ are covered for 12 months from the date of dispatch. Factory-installed electrical fittings carry a 6-month warranty. Mishandling, unauthorised modification, and transit damage are not covered (transit insurance can be arranged through a third party at your request). A genuine defect is fixed by our factory team at our cost โ either at site or with a replacement, whichever the case warrants.
Frequently asked questions
What is the difference between a prefabricated portable office cabin and a regular cabin?
A prefabricated portable office cabin is built and fitted specifically as an office workspace โ wiring, lights, false ceiling, vinyl flooring, doors, and windows are all installed at the factory. Cabins built for storage, security, or general site use may come as basic shells without the office fittings inside.
Does "factory-built" mean the cabin needs no assembly on site?
For the cabin itself, yes. The complete unit is lifted onto your prepared base and is ready to use within a few hours. The only on-site work is connecting power and, if the order includes a full AC unit instead of just the mounting point, installing the AC.
What is the quality check process before dispatch?
Every cabin clears a ten-point pre-dispatch check covering welds, panels, electrical continuity, fittings count, door and window operation, water leak test, finish inspection, and a final signed sign-off. Any item that fails is fixed and re-checked. A failing cabin does not leave the factory.
Can I see the cabin in the factory before dispatch?
Yes. Bangalore and Greater Noida factory visits are scheduled by appointment. Customers placing larger orders often inspect the cabin at the QC stage โ we organize a viewing slot once production is at the final-check stage.
What insulation options are available?
Three options come at base โ EPS at 40 mm, glasswool at 25 or 50 mm, and PUF at 50 mm. PUF gives the best thermal performance and is the usual choice for cabins used in summer-heavy regions or with year-round AC.
What is not included in the base price?
Civil foundation at site, transit insurance, a full AC unit, premium branded fittings beyond the standard set, custom paint schemes, glass facades, and additional partitions or washroom add-ons are not in the base price. Each is quoted separately so the base unit price stays honest and comparable.
Share your size, fittings, and finish โ we respond within one working day. Delivery 7 to 21 working days from Bangalore or Greater Noida.
