A SAMAN office cabin installed inside a suburban SME compound — gated, paved, ready to operate from day one.
A SAMAN office cabin is built on a welded mild steel C-section frame, coated in zinc phosphate primer and a synthetic enamel topcoat that handles standard commercial weather without recoating for 4 to 6 years. The walls are 40mm PUF sandwich panels with a colour-coated PPGI outer face — the interior runs 8 to 10°C below outdoor mid-day in Bangalore, Hyderabad, and Chennai summer. The roof is a PPGI corrugated sheet over PU foam underlay, sloped for monsoon runoff. The floor is wall-to-wall vinyl over a BWP-grade plywood substrate — the same flooring used in commercial offices, not the textured rubber found on construction cabins.
Inside, every cabin is wired and finished before it leaves the factory — there's nothing for an electrician or carpenter to do on your premises beyond plugging into your power point. Lighting comes from LED panels recessed into a false ceiling, so the workspace has uniform light without ceiling fans or tube lights cluttering the head-space. Cooling is roughed in for a wall-mounted split AC: bracket fitted, 15A outlet placed, wiring run back to the MCB on a dedicated breaker, ready for you to bolt your chosen split unit on delivery day.
Privacy and circulation are handled by one factory-fitted internal partition placed where you tell us at order stage — most buyers split the cabin into a manager corner and a work bay; a few keep one open floor. Two sliding aluminium windows give cross-ventilation and natural light when you want the AC off, and a single lockable steel flush door secures the unit when nobody's there.
Power inside the cabin lands on an MCB board with four 5-amp sockets for desks and chargers, one 15-amp socket for a printer or kettle, and proper earthing tested before dispatch. The split-AC unit itself, premium flooring upgrades, attached toilet provisions, and any second partition are quoted separately so the base price stays directly comparable across enquiries.

A standard 10 × 12 ft office cabin, fully fitted with the items above and delivered to Bangalore, Hyderabad, Chennai, or the Greater Noida zone, starts at ₹1,95,000. A 16 × 20 ft fully-fitted cabin reaches ₹4,50,000. Most enquiries land between ₹2,30,000 and ₹3,80,000.
Four levers move the number inside that band:
- Size — sq ft is the single largest driver. Each step up the size ladder adds ₹25,000 to ₹70,000.
- Panel grade — 40mm PUF is standard. 60mm PUF for hot or coastal sites adds ₹18,000 to ₹35,000. Glasswool or EPS alternatives drop the price ₹8,000 to ₹15,000 at the cost of thermal performance.
- Fit-out level — basic, standard (default), or fully-fitted with additional partitions and premium flooring. The fully-fitted upgrade adds ₹35,000 to ₹60,000.
- AC inclusion — AC point only is standard. Adding a fitted 1.5-ton split unit costs another ₹38,000 to ₹52,000.
Payment runs 50% advance to start fabrication, 50% on delivery day before offloading. GST is invoiced separately at dispatch.

Delivery in 7–14 days, and what your site needs ready before the truck arrives

Fabrication runs 7 working days for standard 8 × 10 and 10 × 12 ft cabins shipping from Bangalore or Greater Noida, and 14 working days for build-to-order with custom partition position, coastal-spec panels, or larger sizes. Delivery to Bangalore, Hyderabad, Chennai, and the Greater Noida zone is included in the base price. Outstation freight is quoted on confirmed pincode at ₹80 per kilometre on a 40-foot flatbed, plus ODC and RTO charges where applicable.
Three things to confirm on your end before the truck arrives:
- A flat surface within ±20mm across the cabin footprint — a concrete pad, compacted earth, or existing floor slab works.
- Gate width of at least 10 ft for standard sizes (12 ft+ for cabins wider than 10 ft) and overhead clearance for the flatbed.
- A 230V power point within 10 metres of the placement spot for fan, lighting, and AC commissioning on the day.

Every order is invoiced with a GST tax invoice in your company's GSTIN. How does the office cabin handle monsoon, peak summer, and coastal salt air?
Monsoon: PPGI roof with PU foam underlay and panel-edge silicone sealing keep the cabin watertight through both the South-West and North-East monsoons. Summer: 40mm PUF panels run the interior 8 to 10°C below outdoor mid-day. What AC tonnage suits each cabin size in normal South Indian summer?
For 8×10 to 10×12 ft (single zone, 2–3 people), one 1.5-ton split is right-sized. For 12×16 ft (4 people plus meeting corner), a 2-ton split or two 1-ton splits on either wall. The cabin's wall and roof insulation does most of the work; the AC sizing follows the headcount and occupancy hours, not the cabin's outdoor exposure.

Yes, with planning. Two cabins of the same size can be placed flush side-by-side and the adjoining partition removed at site to create a single larger floor — quoted as a separate service.
