Comprehensive information about Modular Portable Office Cabin

Product Overview

Detailed information about Modular Portable Office Cabin

You know what you need on day one. A manager who can take a call in private. Four to six staff at their desks. A corner where a client can sit down without watching the whole team work. Buying three separate cabins for that is overspend. Building partitions on site is delay. The modular portable office cabin is one configured unit — every internal wall, door, and electrical zone fitted at the factory before it ships. It arrives as one piece. The rooms are inside it. Browse the full portable office range for other build methods.

What goes inside a modular portable office cabin?

A modular portable office cabin is a single 19×11×9 ft MS-frame cabin with internal partition walls factory-fitted to create separate rooms inside one unit. The standard layout includes a manager cabin, open work bay, and a meeting or storage corner — partitions, doorways, AC points, and electrical zones all built in before dispatch. The cabin arrives as one piece; room separation is inside it, not across multiple cabins.

Configured for a six-person SME team at an Electronic City compound — Layout A.

The four standard zones are: the manager cabin (private, lockable door, one window), the open work bay (4 to 6 desk positions), a meeting or storage corner (3-seat client meeting or filing cabinets), and a circulation strip with the main entrance. Not every cabin uses all four — Layout C below merges three zones into one open floor.

How the internal partition wall divides one cabin into separate rooms

The partition between the manager cabin and the work bay is a 32mm PUF panel fitted between the floor beam and the roof purlin of the same MS frame that holds the external walls. The panel sits in a galvanised channel, bolted top and bottom. It is structurally independent of the external walls — meaning if you change your mind in year two, the partition can be removed in two to three hours and the cabin reverts to one open 19×11 ft floor.

Reconfiguring Layout A to open-plan Layout C — partition removal takes two to three hours.

A standard 32-inch wooden door with a privacy latch is fitted between the two rooms. The thinner 32mm panel (versus the 40mm external wall) keeps the cabin's internal area usable — every centimetre of wall thickness eats into floor area you've paid for.

Three room-mix configurations for a 19×11 ft cabin

All three layouts ship at the base price. The choice is locked at order — fabrication starts from a confirmed floor plan.

Layout Internal split Capacity Best for
A — Two-zone Manager cabin (8×11 ft) + open work bay (11×11 ft) 1 manager + 5–6 staff Standard SME office — one decision-maker, one team
B — Three-zone Manager cabin (8×11 ft) + work bay (8×11 ft) + meeting corner (3×11 ft) 1 manager + 4–5 staff + 3-seat client meeting Client-facing teams — sales, consulting, design reviews
C — Open-plan One continuous 19×11 ft floor, no permanent partition 7–8 staff in collaborative seating Tech teams, design studios, training rooms

Layout B from above — three zones, one structure, 209 sq ft total floor area.

If you start with Layout A or B and later want C, the partition removes in one site visit. The reverse — adding a partition to a Layout C cabin after delivery — takes a half-day on site and is quoted separately.

Per-room electricals — each zone switched independently

The manager cabin gets its own MCB sub-circuit on the main board: one AC point, two 5-amp sockets, one 15-amp socket, one LED ceiling panel, and one switched LAN drop. The work bay gets a second sub-circuit: one AC point, four 5-amp sockets at desk height, three LED ceiling panels, and two LAN drops. The meeting corner in Layout B is on a third sub-circuit: one AC point, two 5-amp sockets, one LED panel. Switching is independent — the manager can be in a late call with the work bay lights off, no shared circuit interference.

Three sub-circuits, three labels — each zone switches independently.

The AC point in each zone is a bracket and 15-amp outlet wired to the MCB; buyers fit their own split unit. Each room's AC operates as if it were a standalone office.

₹2,75,000 base — what the price includes and what changes it

At ₹2,75,000 (₹1,316 per sq ft for the 209 sq ft floor area), the base unit covers: MS IS 2062 Grade A frame, 40mm PUF external wall and roof panels, 32mm PUF internal partition, vinyl flooring across both zones, false ceiling with LED panels, two sliding aluminium windows with mesh, one external steel door and one internal wooden door, complete electricals fitted to MCB, AC points and brackets in each zone.

Price changes when: you upsize the cabin (22×11 ft adds ~₹45,000; 20×12 ft adds ~₹38,000), add a third partition for Layout B's meeting corner (≈₹18,000), specify premium flooring (engineered wood ≈₹22,000 extra), or order more than four AC points. Pan-India freight is quoted on confirmed pincode.

When to choose the configured cabin vs. adding modules over time

If your team size is fixed and you need three rooms in one shipment, this is your page. If your team is four people today and might be eight in six months — and you would rather pay for the second unit later — modular portable office system is built for that pattern: separate units joined side-by-side as the headcount confirms.

Frequently Asked Questions

Can the partition wall be removed later if I want one big room?

Yes. The 32mm PUF partition is bolted to the floor beam and roof purlin — not welded — and is structurally independent of the external walls. Removing it takes two to three hours on site: unbolt top and bottom, lift the panel out, patch the floor and ceiling lines. The cabin reverts to one continuous 19×11 ft floor. Wiring inside the partition is salvaged and re-routed at the same visit. The work is quoted as a separate service.

Does each internal room need its own AC, or can one unit cool the whole cabin?

Layout A (two-zone) cools well on one 1.5-ton split — fit it in the work bay, leave the manager cabin door open during summer mornings. Layout B with three zones needs either a 2-ton single unit with two air outlets or two separate 1-ton splits for full independent control. Layout C, with no partition, runs comfortably on one 1.5-ton or 2-ton unit. The AC point in each zone supports any tonnage up to 2 tons.

What's the difference between this and a modular portable office (two separate units joined)?

The modular portable office cabin is one cabin with internal rooms — all walls built into one structure at the factory, delivered as one piece. The modular portable office is a system of separate complete cabins joined side-by-side at site, usually one at a time as your team grows. Choose this page if your full layout is decided now. Choose the modular portable office if you want to expand later.

Can I add a third room to the standard 19×11 ft cabin, or do I need a larger size?

Three rooms fit in 19×11 ft as Layout B — manager, work bay, and a 3-foot-deep meeting or storage corner. The meeting corner is functional for a three-seat client meeting but not for a four-person standing huddle. For a fourth zone or a more spacious meeting room, upsize to 22×11 ft or 20×12 ft. Both sizes are available at order and add roughly ₹38,000 to ₹45,000 to the base price.

Tell us your team layout — how many people in the manager role, how many at desks, and whether you need a client-facing meeting space — plus your starting city. We will send a configured floor plan with per-room pricing within 24 hours. Manufactured at our Bangalore and Greater Noida facilities. Delivered and installed Pan India in 14 to 21 working days from confirmed order.
