This office costs more per square foot than a rigid cabin of the same deployed area. The reason is the mechanism, and you can weigh it against the full container office range. You are paying for hinge beams, lock pockets, weather-seal folds and adjustable support legs. That premium buys two things a fixed cabin cannot. The folded unit clears a standard trailer at 8 ft wide. So a 1,200 sq ft office reaches plots that a 20 ft wide module could never reach.

Choose it when the office has to reach a difficult site, or when you expect to relocate. Choose a fixed cabin when the unit will stand in one place for its whole life. If the entrance sits under a shed or a covered walkway, choose opens in, so rain does not blow through the doorway. On an open site choose opens out, because the door seals tighter against wind. Hinge left and hinge right set which side the handle falls on.

A 2.5 track slides more smoothly and costs more than a 2 track. The difference scales with the size of the window.

What an Expandable Container Office Actually Is

Strip away the marketing and the product is three steel assemblies. A central chassis runs the full length of the unit and is exactly 8 ft wide. Two wings, each 6 ft deep, hinge along its long edges. Folded, the wings sit up against the chassis and the whole building is 8 ft across. Deployed, they swing down and lock, and the finished floor measures 6 plus 8 plus 6, so 20 ft.

That single number is what the product is for. Eight feet is a road width. Twenty feet is an office width. A rigid cabin has to be one or the other, and a rigid 20 ft wide module needs over-dimensional routing on most Indian approach roads. The fold lets you buy the office width and pay the road width in transport.

Everything else follows from the hinge line. The end walls of every size split into three panels, 6 ft then 8 ft then 6 ft, because the wing edges cut them. Windows in those end walls sit inside the wing panels, and the central chassis panel stays solid. Look at any of the six general arrangement drawings and you can read the fold straight off the elevation.

One boundary matters before you go further. This is an office product priced by deployed floor area. Folding and expandable dwellings are a separate line with a different fit-out, different sanitary provision and a different price basis. If you are buying accommodation rather than a workplace, you want that page, not this one.

How the Fold Works, Component by Component

The central transport chassis

The chassis is the part that gets lifted, trailered and set down. It is an ISO-corner or engineered steel frame carrying hinge beams, jack points and locking pockets. It takes the transport loads on its own, and it supports the deployed wings once they are down. Hinge reactions, deployed support loads and the road transport condition are all checked separately, because they are different load cases on the same steel.

The fold-out floor wings

Each wing floor is an insulated steel cassette with an 18 to 20 mm board or plate deck. The cassettes carry RHS or channel members with local reinforcement at the hinges, jacks and locks. Folded, they have to resist transport vibration. Deployed, they carry office loading. Joint covers bridge the movement line so the walking surface stays continuous, and they lift out for hinge inspection.

The roof and wall leaves

A central roof spine carries the wing-lock frame. The roof leaves are steel PUF or PIR cassettes, typically 50 to 75 mm, with compression seals and a positive fall once deployed. Wall leaves are composite panels, typically 50 to 60 mm, with steel skins and reinforced edges at the hinge zones and transport contact points. The envelope is a low-profile flat container roof, not a pitched cabin roof.

Seals, locks and support legs

Weather sealing uses EPDM gaskets, butyl tape and compatible sealants at the fold lines. The locks are mechanical and inspectable, and they carry the load. Sealant is never treated as a structural or travel restraint. Adjustable screw-jack legs stand under the outer edge of each deployed wing and bear on prepared pads. Seals are consumable items with inspection criteria, and they get checked after every deployment.

Folded Transport Against Deployed Floor

The commercial point of the product is the difference between two footprints. Every approved size is 8 ft wide folded. What changes between sizes is the length, and that is what decides your trailer and your route.

The four sizes up to 40 ft long travel as a single load on a standard open trailer. The 60 ft run travels as one long load. The 1,600 sq ft plan is different again. It is two 40 by 20 modules, so it travels as two folded loads. They are joined on site at the 20 ft datum. Two deliveries, one building.

Freight follows the shared distance bands in the Shipping tab. Those bands are set by trailer length, not by the deployed area you end up with. That is the arbitrage. A 1,200 sq ft expandable office travels on the same trailer class as a far smaller rigid cabin. Folded, it is the same 8 ft across.

Choosing Between the Six Deployed Sizes

The sizes are not a smooth ladder, and the jumps matter more than the areas. Three thresholds decide almost every enquiry.

The first is enclosure. At 200 sq ft you get one open room with no sanitary provision at all. At 400 sq ft you get an enclosed manager cabin and a six-seat meeting room. If you need a door you can close for a wage discussion or a client call, 400 sq ft is where that starts.

The second is sanitation. At 600 sq ft a wash lobby and a single toilet appear. The lobby matters as much as the toilet, because it keeps the sanitary door off the open floor. At 800 sq ft that becomes separate Gents and Ladies through a shared wash. That is usually the point where one cubicle stops serving a mixed site team.

The third is desk count against room count. The 600 and 800 sq ft plans carry the same eight workstations. The extra 200 sq ft buys a larger conference room, an enclosed pantry and dual sanitary provision. If you need desks rather than rooms, the 1,200 sq ft plan takes you to eighteen and the 1,600 sq ft plan to twenty-four.

Between the two largest plans, plot shape decides. The 1,600 sq ft option is a square block two modules deep. The 1,200 sq ft option is a single-width run 60 ft long. On a narrow strip along a boundary the smaller plan often fits where the larger one cannot. Both carry the same rate per square foot.

What the Published Price Includes

Every figure on this page is a budgetary, mechanism-inclusive planning estimate. The rate applies to deployed floor area, not folded area. Prices are shown ex-GST and with 18 per cent GST added. The final quotation governs, and the scope below is what the planning rate assumes.

Standard, inside the published rate:

  • The deployed office enclosure and the defined fold mechanism
  • The approved six-size GA family and the signed drawing for your size
  • Fold-out floors, hinge and lock interfaces and weather seals at planning level
  • Base electrical interfaces, and interior office finish only where expressly quoted

Excluded unless your quotation lists it:

  • Transport, unloading, craneage and installation
  • Foundations, support pads and site utilities up to the connection point
  • Loose furniture, appliances and specialist systems
  • Project-specific structural, fire, electrical or statutory certification
  • Repeated deployment-cycle validation and site-specific wind restrictions

We publish that exclusion list on the page rather than in the small print. The two items buyers most often assume are included are craneage and the support pads. Both are separate. On a first deployment they decide whether the unit opens on the day it lands or waits a week.

Site Readiness for a Deployed Unit

A rigid cabin needs a level base under its own footprint. An expandable unit needs more than that, and the extra is easy to miss when you scope the pad.

  • Prepared bearing pads under the outer edge of both wings, not only under the chassis
  • A clear swing zone around the unit while the wings come down
  • A crane standing position that reaches the folded unit in its final placement
  • An approach road that clears the folded transit envelope, checked for height as well as width
  • Setback from boundaries measured on the deployed footprint, not the folded one

That last point causes the most rework. A plot that accepts an 8 ft wide delivery does not automatically accept a 20 ft wide building. Measure your boundary clearance against the deployed plan before you place the order.

Deployment, Relocation and Cycle Life

The unit is lifted and transported fully folded and locked, unless an engineered method statement says otherwise. Deployment jacks are not lifting points, and that is a safety line rather than a preference. Certified corner fittings or lugs, travel locks and a restraint checklist govern the lift.

At least one complete deployment happens in the factory before dispatch. That trial confirms the geometry and the function: fold, lock, level, seal, water ingress, electrical continuity, interlock and re-fold. Handover includes the setup sequence, the wind restrictions, the support plan and the inspection checklist.

For relocation, the honest answer is that a fold is a maintenance event, not a free move. Seals are consumables with inspection criteria. Panel edges and seals are repaired before redeployment. The electrical system is bonded across every moving leaf and is retested after each relocation before anyone occupies the building. Where your project needs a defined number of cycles, that requirement is stated and validated in the quotation rather than assumed from the planning rate.

Where a Fixed Cabin Is the Better Buy

There are projects where this product is the wrong answer, and saying so is more useful than a page that recommends itself in every case.

If the office will stand in one position for its whole service life, the mechanism premium buys you nothing after day one. A fabricated steel cabin gives you the same deployed floor for less. If you want a genuine converted freight box, with the original ISO shell retained, that is a different build. And if the interior will carry heavy equipment loads, a fixed structure without articulated floor joints is the simpler engineering problem. What the Signed GA Drawing Fixes Before Fabrication

Every approved size on this page has its own general arrangement drawing, and that drawing is the contract for geometry. It carries the dimensioned deployed plan, the exact opening ledger wall by wall, the capacity figures and all four wall elevations. Nothing goes to the shop floor until it is signed.

That matters because openings on this product are not free. Wall leaves carry the deployed lateral system, so a large window or an extra door needs additional framing. Adding one after fabrication release is a redesign, not a change order. The drawing is where you make those decisions cheaply.

  • The deployed footprint, the site access route and the placement surface
  • The exact option ID and the opening ledger for your size
  • The transport route, the unloading method and the deployment method
  • Electrical, plumbing, HVAC and utility-entry locations
  • Furniture and equipment loads, and the final quotation scope
  • Release of the signed project shop drawings, and nothing earlier

The GA is an architectural and commercial control document. It governs geometry. It does not certify structure, fire, egress or accessibility, and final project engineering still governs fabrication and supply. We would rather say that plainly than let a drawing carry weight it was never issued to carry.

Common Questions About Expandable Container Offices

How wide is it when folded?

Eight feet across every approved size. That is the central chassis width, and it is why the unit clears a standard open trailer. The length varies by size, from 10 ft on the smallest plan to 60 ft on the longest run.

How much floor do I gain when it opens?

The deployed width is 20 ft against 8 ft folded, so the wings add 12 ft across the whole length. On the 200 sq ft plan that is the difference between a corridor and an office.

Is the price per unit or per square foot?

Both are published. The rate is Rs 1,875 per sq ft at the 200 sq ft reference. It steps down as the deployed area rises, reaching Rs 1,687.50 at the two largest plans. Each size also shows a total, ex-GST and with 18 per cent GST added.

Does it leak at the fold joints?

The joints use compression seals with positive mechanical locks, and water paths are directed away from the floor hinges and the centre joint. Seals are consumable items with inspection criteria, and they are checked after every deployment. Any page promising a permanently sealed moving joint is overselling it.

Which size has a toilet?

Sanitary provision starts at 600 sq ft, with a wash lobby into a single toilet. The 800 sq ft plan and both larger plans carry separate Gents and Ladies through a shared wash. The 200 and 400 sq ft plans are dry offices with no sanitary room.

Can I move it between sites?

Yes, and that is the case for buying one. Plan each move as a maintenance event. Fold, then inspect and repair the seals and panel edges. Transport folded and locked, re-level on prepared pads, and retest the electrical system before occupation.

Two things in this specification change what you buy rather than how it is described. The first is that every load case is checked twice, once folded and once deployed, because the same steel carries transport vibration in one state and office loading in the other. The second is that the seals and the locks are separate systems. Locks carry load and are inspectable. Sealant never does either job on its own. Read the two tables with that split in mind, and read the exclusions at the end of the Description tab alongside them.

Quality checksTrial deployment and cycle-function factory acceptance test: fold, lock, level, seal, water ingress, electrical continuity, interlock and re-fold. At least one complete factory deployment confirms geometry and function.
WarrantyMechanism, seal and enclosure warranty split. The final quotation states the hinge, jack, hydraulic or manual mechanism, seals, panels, electrical and relocation coverage. The base rate includes the defined mechanism and enclosure only.
Engineering boundaryThis specification makes no claim of structural adequacy, lifting capacity, stacking capacity, code certification, fire rating, egress compliance or accessibility compliance. Final engineering, foundations, services and fabrication release remain project-controlled.

Shipping & Delivery

Freight tables and delivery terms

An expandable container office travels folded at 8 ft wide, so every approved size up to 40 ft long clears a standard open trailer without over-dimensional routing, and the 60 ft run travels as one long load. Dispatch is from Bangalore for the South and Greater Noida for the North. Deployment on site is a separate scope: the wings are lowered, the support legs are set on prepared pads and the seals are checked before handover. Freight follows the distance tables below and is confirmed to your pin code in the quotation.
