If the entrance sits under a shed or a covered walkway, choose opens in, so rain does not blow through the doorway. On an open site choose opens out, because the door seals tighter against wind. Hinge left and hinge right set which side the handle falls on.

A 2.5 track slides more smoothly and costs more than a 2 track. The difference scales with the size of the window.

SAMAN builds this office inside a corrugated shipping container shell of 1.6 mm mild steel. Site teams pick it when the box must take yard traffic, repeated lifting and years of open weather. We build every shell to the ISO container form recorded on the approved general arrangement drawings.

Every door and window is a cut through a wall that carries load. So we box each opening with 60 x 60 x 3 mm posts and a welded header before any lining goes on. A 150 x 75 x 5 mm channel base then carries the unit on a trailer and under a crane. Six approved sizes run from 160 to 400 sq ft, and each one has its own general arrangement drawing. Interior fit-out, freight and craneage are quoted separately for your site.

What a shipping container office is at SAMAN

A shipping container office starts life as a corrugated steel box, not as a set of panels. We convert that box into a working office without losing what made it useful. The skin stays 1.6 mm corrugated mild steel, and the base stays a 150 x 75 x 5 mm MS channel frame. Both survive handling that would deform a lightweight panel cabin.

The shipping-form office is newly fabricated to container dimensions and hardware standards; conversion of a used ISO cargo container is quoted separately on request.

Buyers usually arrive here after pricing a panel cabin and discovering it is cheaper, and that comparison is legitimate. We make it explicitly further down this page. Even so, a great many sites simply cannot use a panel cabin. Loading yards, crusher plants and port compounds all punish thin cladding, and a container shell handles that duty because it was manufactured for rough handling.

Every unit we dispatch carries the identical core build and the same ISO container form. Only the internal plan changes between sizes, and each plan sits on its own approved general arrangement drawing. You can open those drawings before you buy, which is the purpose of publishing them.

What happens when you cut a door into a container wall

Here is the part most listings omit: a container wall is not decorative cladding. The corrugation carries load along the length of the box, and the corner posts transfer it downward. Cut a 3 x 7 ft doorway into that wall and you remove a strip of structural steel.

So the opening has to be structurally rebuilt, not simply trimmed, and we frame each cut-out before the lining goes anywhere near it.

Where the reinforcement goes

Every opening receives a box, so we weld 60 x 60 x 3 mm MS square posts at both jambs. An 80 x 40 x 3 mm member then runs across the head. The load that used to travel through the removed corrugation now travels around the hole and back into sound steel above and below.

The floor gets the same treatment, so where an opening lands near the base we add 100 x 50 x 4 mm channels underneath. Alongside them we run 80 x 40 x 3 mm cross members. Heavy loads inside the room, such as an archive rack or a UPS bank, sit over strengthened members rather than over bare decking.

Roof cuts follow the same logic, so fans, ventilators and split-AC penetrations get raised curbs, welded or mechanically flashed. Then 60 x 40 x 2.5 mm rafters and purlins stabilise the roof plane after the lining and the services go in.

Why the opening schedule never moves

Once we agree a general arrangement, the opening positions are fixed. They never shift to suit a desk, a camera angle or a last-minute layout idea.

That discipline protects you in two separate ways. First, the reinforcement drawing stays valid, so nobody has to re-verify the load path on site. Second, the exterior and the interior always match, because a window you see from outside sits at the same coordinate inside. Its sill stays at 3 ft 6 in and its head at 6 ft 6 in.

We hold the same rule for furniture, so workstations never block a door swing, a window or the central aisle. If a layout needs more desks than the drawing allows, we change the drawing and re-check it, and we do not silently add a workstation.

How to read the general arrangement before you pick a size

Each of the six sizes ships with a buyer-facing general arrangement board. One sheet carries the floor plan, all four elevations, the opening map and the furniture schedule. Two reading habits will prevent an expensive specification mistake.

Workstations are counted by wall, not by floor area

Total seat count communicates very little, while the position of those seats communicates everything about circulation. A 20 x 8 ft office and a 20 x 10 ft office run the same length. Yet one holds three desks and the other holds five. The difference is width, and width decides whether a second desk run fits opposite the first.

Examine the plan and count the workstations on each wall separately. On a 30 x 10 ft unit, seven desks line the rear wall and five line the front. That five is smaller because two doors take up front-wall length, and nobody sits in a doorway.

End walls stay empty on purpose

You will notice that no size puts furniture against an end wall. That is intentional, because end walls carry the centred window that cross-ventilates the box and form the escape path. Keeping them clear sacrifices a little floor area and buys considerable usable circulation.

Choosing between the six approved sizes

We publish six sizes and no more, and each configuration exists because it resolves a different problem with an approved drawing to demonstrate it.

The 20 x 8 ft shell is the gatehouse and stores answer, with three seats, one clear entrance wall and the smallest footprint we publish. Take it when you need a manned point rather than a team room.

Most orders land on the 20 x 10 ft shell. It provides five seats, a genuine aisle and the anchor rate of Rs 1,800 per sq ft. Begin from this drawing whenever the requirement is uncertain.

The 20 x 12 ft shell adds circulation rather than seats, so it still holds five people. The extra two feet of width become floor for a plan table or a visitor chair.

The 30 x 10 ft shell is the first true team room, with twelve seats, two doors and eight windows. Two entrances matter more than most buyers anticipate, because a crew can come and go without walking through a meeting.

The 40 x 8 ft shell buys privacy in a narrow footprint, because ten feet at one end becomes a manager cabin. The remaining thirty feet then run seven desks along a single wall.

The 40 x 10 ft shell is the full project office. It has a square 10 x 10 ft manager room, three outside windows and twelve common seats, so fifteen people sit down at once.

The shell, layer by layer

Walls build up in three layers, and the outer skin is 1.6 mm corrugated MS. Behind it sits 50 to 75 mm of mineral wool, packed around the corrugations and around the conversion steel so no gaps are left open. The inner face is 8 to 10 mm fibre-cement board, or a 0.50 mm pre-painted metal liner where the room takes hard use.

The roof carries more insulation than the walls, because a steel roof in Indian sun radiates heat downward all afternoon. So we fit 75 to 100 mm of mineral wool up there. Pins and retainers hold it, and they stop it sagging away from the sheet after a few lifts.

Floors start with a 24 mm cement board deck, or a heavy MS floor plate where the duty is severe. On top goes 2 to 3 mm commercial PVC, epoxy, or 3 mm chequered plate. Chequered plate suits a workshop environment, while PVC suits a design office, so we ask about trolleys, boots and cleaning before we recommend one.

Coating is a red-oxide primer coat followed by two anti-rust enamel coats over prepared steel. We remove original container markings, loose paint and surface corrosion first. Near the coast or inside a chemical plant, the exposure category may call for an upgraded system. We identify that at quotation, never after delivery.

Power, light and cooling inside a steel box

Electrical work runs in concealed PVC-insulated copper. Typical circuits are 1.5 sq mm for lighting, 2.5 sq mm for sockets and 4 sq mm for higher loads such as an air conditioner. Those are starting values only, and the final conductor size follows the approved load schedule for your order.

Each unit carries a distribution board with MCB and RCCB protection, protective earthing, and separated lighting, socket and AC circuits. We test continuity, insulation resistance, polarity and RCD operation before dispatch, and the results go into the handover file.

Fittings cover LED ceiling lights, data outlets, a UPS provision, 6A and 16A sockets, fan points and a dedicated AC circuit. We position all of them clear of the boxed opening steel, because drilling into a reinforcement post later is exactly the wrong repair.

Cooling combines three things: controlled window openings, wall or ceiling fans, and a split-AC provision. Note the word provision: the circuit, the wall sleeve and the condensate route come as standard where specified. The AC unit itself is quoted separately, and we route its condensate so nobody drills a fresh hole through a corrugation on site.

Lifting, transport and setting the unit down

We build to the ISO container form recorded on the approved drawings. Freight duty is a separate question, so we state it plainly. A converted unit does not automatically carry its CSC plate, its stacking rating or its international shipping approval. Each of those needs its own assessment of the finished unit, and we will not claim any of them without one.

What you do receive is an engineered lifting arrangement. We fit MS lifting hooks or lugs matched to the finished weight of your unit and issue a lifting and support-point drawing with it. Lift only from those points, with certified slings and, where the drawing calls for it, a spreader beam.

Before dispatch we issue the shipped weight, the centre of gravity, the support points and the crane plan. Original corner castings are used for a lift only when their condition and the modified load path have both been checked for that specific lift.

Standard, optional and excluded

Explicit scope definition prevents most commercial disputes, so here is ours.

  • STANDARD: the reinforced shell, insulation, internal lining, ceiling, floor deck and finish, doors and windows per the approved drawing, the electrical package described above, fans, and the coating system.
  • OPTIONAL: chequered-plate flooring, metal liner in place of fibre-cement, security grills, insect mesh, weather louvers, extra sockets or data points, and a manager partition on sizes that do not carry one as standard.
  • CUSTOM: any change to the approved general arrangement, which we re-draw and re-check before quoting.
  • EXCLUDED: the AC unit itself, loose furniture, plumbing and sanitary fittings, water and waste connections, foundations, site utilities, craneage, unloading, installation, and any project-specific certification or third-party inspection.

Plumbing deserves its own line, because sanitary or pantry services are not included unless your approved scope shows them. They need framed and sealed penetrations through the floor or wall, and those penetrations have to be designed, not improvised.

How the price is built

Every size on this page comes off one controlled rate card, and you can check the arithmetic yourself.

The anchor is Rs 1,800 per sq ft at the 200 sq ft reference. That reference is the 20 x 10 ft unit at Rs 3,60,000 ex-GST. From there the rate steps by area band, so units of 150 to 199 sq ft carry a 10 per cent uplift. Units of 201 to 300 sq ft come down 4 per cent, and units of 301 to 400 sq ft come down 5 per cent. Bigger shells cost more in total and less per square foot, because the fixed work spreads over more floor.

That is the complete formula, so no size on this page is priced by negotiation or by estimation.

What the rate covers is the shell as described in the standard scope above. Interior fit-out beyond that scope, loose furniture, optional equipment, transport, unloading, craneage, installation, foundations, site utilities and project-specific engineering sit outside it. GST at 18 per cent applies on top of every ex-GST figure shown.

Is a shipping container office cheaper than a panel cabin?

No, and at Rs 1,800 per sq ft it costs more than our panel-built cabin. You pay for the 1.6 mm shell, the channel base and the opening reinforcement, so choose it when the site justifies that spend. Ask us for both rates together and compare them on your own drawing.

Can I stack two of these units?

Not on the strength of the original container, because stacking a converted unit needs a separate assessment of the completed modification. We will not claim it without one.

How many people fit in a 20 ft unit?

Three in a 20 x 8 ft, five in a 20 x 10 ft, five in a 20 x 12 ft. Those numbers come from the approved drawings, not from floor area arithmetic.

Do you deliver across India?

Yes, from our Bengaluru and Greater Noida units, and freight is quoted by distance and vehicle rather than included in the prices shown.

Can I move the door on the drawing?

Yes, as a custom change, where we redraw the opening, recheck the reinforcement and requote. What we will not do is move it on the render and leave the drawing behind.

Freight tables and delivery terms

Shipping container office freight is quoted by distance and trailer size from our Bengaluru and Greater Noida units. Cabins up to 20 ft travel on a 20 ft open trailer; 30 ft and 40 ft cabins travel on a 40 ft open trailer. Unloading, craneage, installation and site utilities are quoted separately for the confirmed delivery location.

Free delivery: within Bangalore city (South zone) · Delhi NCR: Ghaziabad, Gurugram, Faridabad, Noida and Greater Noida (North zone).

Very happy with our shipping container office from SAMAN. We needed a proper site office that could be set up quickly, and this delivered on every point. The build quality is solid, clean welding, good insulation, and the interior finish looks far more professional than we expected for a container conversion. The electrical fittings, lights, and switches were all done neatly and were ready to use from day one. Delivery was on time and the placement was handled smoothly, with no fuss on site. The team was responsive throughout and answered all our questions before and after installation. It's comfortable to work in even through the day, and our staff genuinely like using it. Would definitely recommend SAMAN to anyone looking for a durable, ready-to-use container office. We'll be coming back for our next site requirement.
