Detailed information about Labor Cottages

Labor Cottages — Individual Cottage-Style Units for Long-Stay Worker Accommodation

Labor cottages are the individual sleeping-unit tier inside SAMAN's labor colony range — single-occupancy or two-worker units built for 18+ month project sites where the basic hutment dorm format runs out of headroom. SAMAN manufactures labor cottages at our Bangalore and Greater Noida facilities for highway, dam, power, and large-factory projects across India.

This page covers when the cottage tier earns its place, how cottages differ from hutments, sheds, and shelters, the three SAMAN cottage configurations, long-stay build spec, and per-order logistics for cottage orders.

Why the Cottage Tier Earns the Long-Stay Project: The 18-Month Threshold

Row of SAMAN labor cottages deployed at an Indian highway construction project site

Labor cottage row at a highway construction project — individual cottage units for the long-stay duration when the project commits past 18 months on the same alignment.

Three factors converge at the 18-month line and shift procurement maths in favour of cottages over the cheaper hutment or shed formats.

Worker retention becomes a cost line. On a sub-12-month project, crew turnover gets absorbed by the timeline. Past 18 months, every replaced skilled worker carries recruitment and learning cost that the cottage premium pays back several times over.

Welfare audit pressure tightens. Labour inspectors look harder at sleeping conditions when stays cross the year mark — dorms that pass on a 9-month project draw harder questions on a 22-month one.

Per-bed cost stops being the right filter. Once the project is committed to 18+ months on the same site, the comparison shifts from per-bed cost to per-worker quality of stay over the project life — which is where cottages win.

Cottage vs Hutment, Shed, and Shelter: The Density and Privacy Trade-Off

The cottage owns one specific position inside SAMAN's sleeping-unit ladder — individual occupancy, lower density per unit, semi-private living. Each alternative format trades against the cottage on density and privacy.

Cottage cluster at a hydropower dam project — high worker density at a single location and 18 to 36 month durations make these the typical sites where cottage-tier accommodation pays back.

Hutment — multi-worker dorm format housing 4 to 16 workers per unit, higher density, lowest per-bed cost. The default mid-duration choice; cottage steps up from here when long-stay quality justifies the premium. See labor hutments for the dorm format and per-unit pricing.

Shed — single-roof bulk format housing 24 to 100 workers under one continuous roof, lowest privacy. Cottage is the step-up when individual sleeping arrangement matters.

Shelter — temporary quick-deploy unit for remote pads and mobilisation-gap cover. Opposite duration profile to the cottage.

The cottage premium buys individual privacy and lower in-unit density across the long stay.

Standard Cottage Configurations: Single-Worker, Two-Worker, and Supervisor Variants

Cottage block at a thermal power plant construction site — power plant projects mix skilled and unskilled accommodation tiers, with supervisor and skilled-trade workers placed in cottages.

Three SAMAN cottage configurations cover the standard long-stay accommodation requirement.

The 8 × 10 ft single-worker cottage is the solo-occupancy format, sized for foremen, machine operators, and skilled-trade workers whose role justifies private sleeping accommodation. Footprint runs around 80 sq ft.

The 10 × 12 ft two-worker cottage is the most commonly ordered configuration. Two workers occupy the cottage with individual sleeping arrangement on each side — not stacked bunks. Per-worker footprint runs around 60 sq ft.

The 12 × 15 ft supervisor cottage carries a higher fitout tier — sleeping arrangement plus a worktable area for site documentation. Supervisor cottages are quoted as a separate line item from worker cottage counts.

Cottages are single-tier by design. G+1 stacking common in the hutment and shed formats does not apply at this tier — the privacy that justifies the cottage spec is lost when units stack vertically.

Build Specification for Long-Stay Use: What Holds Up Past 18 Months

Cottage build spec is calibrated for continuous occupancy past 18 months. The failure mode at this duration is rarely the frame or panel — it is the sealants and floor finish. The spec addresses both.

Cottages under full monsoon exposure — the PUF sandwich panel and factory-applied edge sealants are the spec items that hold up past 18 months of continuous use.

Frame: IS 2062 Grade A MS angle and section, jig-welded and squared at the factory.

Wall panel: PUF sandwich panel is the cottage-tier default — 40 mm for sun-exposed or monsoon-heavy sites, 30 mm for protected positions. GI sheet is offered on explicit budget request only and is not the recommended cottage spec.

Roof: PPGI single-skin profile with sealed overlap joints; PUF roof panel option for thermal-critical climates.

Flooring: cement-board over MS subframe is the long-stay default. Vinyl on MS deck runs shorter under continuous 18+ month occupancy.

Doors, windows, electrical: MS door with weather hood, two sliding windows with grill and shutter, two light points, one fan point, two plug points per cottage.

Panel-edge sealants are factory-applied and clear the 52-point QC check before dispatch. Sealant condition is the most relevant item on the annual maintenance check during a 24-month deployment.

Cottage Order Logistics: Why 20 Units Is the Minimum, What Drives Per-Cottage Cost, and Assembly Time

Three-person SAMAN site crew assembling a labor cottage on a prepared level base at an Indian project site

On-site assembly — a 3-person crew assembles one cottage in 2 to 3 working days on a level base.

The 20-cottage minimum on labor cottage orders is set by factory economics. Cottage-tier production carries higher per-unit factory time than the hutment or shed line — individual fitouts, supervisor variants, and cement-board flooring each add line minutes. Below 20 cottages, freight and changeover cost per unit climb out of band.

Five factors drive per-cottage cost above the baseline:

  • Wall panel tier — PUF 30 mm, PUF 40 mm, or GI sheet
  • Flooring tier — cement-board over MS subframe or vinyl on MS deck
  • Electrical fitout — standard worker or supervisor-tier
  • Project location and distance from our Bangalore or Greater Noida facility
  • Civil base — level prepared ground or pre-levelled compacted base

A 3-person crew assembles one cottage in 2 to 3 working days on a level base — faster than the standard labor shed because of the smaller footprint.

A per-cottage quote returns within 24 to 48 working hours on five inputs: cottage count and configuration mix, project location, project duration in months, sanitation pairing, and required site-ready date. Call or WhatsApp +91 97089 89937 to start a quote, or browse the full labor colony range.

Frequently Asked Questions

Is a supervisor cottage a separate product from the worker cottage, or just a fitout upgrade?

Separate. The supervisor cottage has its own footprint (12 × 15 ft vs 8 × 10 and 10 × 12 worker cottages), a higher-tier electrical fitout, and a small worktable area for site documentation. It is quoted as its own line item against the worker cottage count.

How much more does a cottage cost per worker than a hutment, and what does the buyer get for the premium?

Per-worker cost runs roughly 1.6 to 2.2× a basic hutment. The premium buys individual occupancy, factory-applied edge sealants rated for 18+ month continuous use, and reduced inter-worker disturbance — measurable in night-shift recovery quality on extended projects.

Will cottages hold up across a 24-month deployment without major refurbishment between project years?

PUF-panel cottages with cement-board flooring complete 24 months in continuous occupancy without major refurbishment under normal handling. Annual sealant check at panel edges and roof overlaps is the routine maintenance.

Do cottages need their own sanitation block, or do workers share the main colony toilet block?

Cottages typically share the main colony's sanitation block. Supervisor cottages with dedicated attached-toilet variants are quoted on request. For BOCW-graded full facility scope across sleeping, sanitation, and dining blocks, see labor accommodations.
